There’s a lot to think about when you’re a landlord. Here’s what you or your property manager need to do to make sure your policy stays valid.
- Choose your tenants carefully and make sure to:
- get a copy of their official ID, like a passport or driver licence
- check their credit and Tenancy Tribunal history
- get verbal or written references from their past landlords
- keep a written record of these checks.

- Before tenants move in, get at least three weeks’ rent as either rent in advance or a bond.
- Inspect your property, inside and out, every 3 months and between each tenancy. Keep photos and notes of what you find at each inspection.
- Regularly check you’re receiving rent payments. If your rent is 14 days overdue, follow up with the tenant in writing and in person.
- If you need to evict your tenant because of overdue rent, illegal activities or damage to your property, you can apply to the Tenancy Tribunal for ‘vacant possession’, which orders them to move out.
Keep a copy of all your records. If you make a claim, we may ask for these.
